This property is a large, well-kept single-family home with a beautiful garden and lots of outside space that has been extensively renovated in the last 2 years according to European standards. So if you want to move to your dream country and want to find a perfectly furnished house with mature trees, this is exactly right here. There is also a small pool (Se่nto) where you can always cool off. There is also a spacious workshop at the back of the garden. The house is lavishly equipped with sockets everywhere, inside and out. Since I am a craftsman, I had everything set up very practically for myself. The electrical system was reinforced and the distribution was completely reinstalled (lightning protected). I haven't experienced any crime here. The people are very civilized. Normally you can leave the gate open here in the village.

Phayao Province is located about 80 km from Chiang Rai, the largest northern city in Thailand. The city of Chiang Mai is about 150km away.Phayao is a quiet city. There is a large lake in the center. Events often take place at the lake. It is very spacious, so there are many opportunities to do sports there. (also skateboard or ride a bike). There is also a market there or you can get a massage. On the other side of the lake is the Wat Analaju temple on a mountain. A very old temple with a great view over Phayao. There's a waterfall near here. On the way there. you can eat in a fish restaurant with a wonderful view. Since the road from the village goes towards the mountains, it's great to cycle here because there aren't many cars on the road. Another advantage of this northern city is the cooling of the temperature at night. This is not the case in the rest of Thailand, so it is ideal for Europeans. I haven't experienced any crime here. The people are very civilized.

Main house (1) ground floor
Based on the floor plan, this is 82 square meters. Here the guest room faces the garage side, so there is no chance of overheating. It is a quiet room where you can sleep very undisturbed. We also had an air conditioning unit installed here.
In the rest of the large space you can do various hobbies. My wife has her sewing machines here.
In the back under the terrace there is a small room that you can use as a TV room or just hang out.
A small door leads to a storage room, which, as can be seen in the pictures, is used as a bicycle storage room.

Main house (2) upper floor

On the upper floor there is the second bathroom and a hallway with wardrobes. A sliding door leads into the bedroom. There are currently three beds in the bedroom. A large air conditioning unit was also installed here, which can be hung with curtains if it is too cold. An inaudible fan rounds things off. A window is completely closed to have a dark atmosphere.
From the hallway you can access the living room through another sliding door. There is also an air conditioning unit here. These rooms could also be used as bedrooms.
When you get to the back part of the veranda you have a small office where the electrical distribution is also located. The bedroom and the office are insulated from the roof so that the greatest heat build-up is prevented.

(3). The houses on the property are decentralized. The large kitchen-living room is completely a house in itself and covers 36 square meters. The kitchen was completely insulated in the ceiling and walls so that there is always a relatively uniform temperature inside, even in extreme temperatures (cold and warm). An air conditioning unit was also recently installed in the kitchen. This is where life happens most of the time.
Then we had an air conditioning unit installed in the kitchen.
In front of the kitchen we have a large porch through which the wind blows and where you can sit comfortably. The size of these rooms can be seen exactly on the floor plan. We have a permeable wall at the front of the porch, as you can see in the pictures. This was a good decision because it ensures good ventilation.

The bathroom (4) was completely rebuilt. In one room there is the small basin (Se่nto) and the shower. Although the temperature in the bathroom is relatively consistent because there is a roof, we also had a new air conditioning unit installed here. This means that Europeans who are used to the cold can enjoy their bathing pleasures here.Since the Se่nto is in the room, you won't be bothered by any insects or it would get too warm. The Se่nto is regularly circulated and filtered by a circulation pump. The UV radiation prevents the formation of algae and bacteria. This means that no corrosive chlorine additive is required.
The toilet is in the other room. The two rooms are connected by a door.
